It all started with a conversation between Eugene Marchese and Michael Eggington about their frustrations and aspirations around ageing, care and later living environments. “We talked about what the later living world was doing right – and what it was doing badly!”.
With significant experience in later living architecture and property, both Eugene and Michael agreed that globally, there was a need to deliver a new way to age, and in no place was this revolution needed more than the UK. According to a study by Knight Frank, there are c.725,000 retirement housing units across the UK – but when compared to the 28 million homes in total, retirement housing only accounts for around 2.6% of homes across the UK. Of these, private retirement housing units (162,000) account for a minute 0.6% of stock. By any measure, this is a shockingly low figure – especially when you consider our ageing population that will see the number of over-85s double in the next 25 years.
So, when Eugene made that call back in 2017, demanding action against a vision that represented a new approach, Michael was equally committed. The vision they share is set to change the way people age: to create transformational later living communities with an unparalleled focus on the person as an individual, and their holistic wellness.

Michael and Eugene found in Legal & General a like-minded partner. In November 2018, Guild Living launched in proud partnership with Legal & General. Founded in 1836, L&G is the UK’s largest investment manager – among the 15 largest in the world – with more than £1 trillion of assets, the majority of which comes from its pension and life insurance business. Since taking over as Chief Executive in 2012, Nigel Wilson has transformed the company under his mantra of “inclusive capitalism”, and is one of the first UK institutions to enter the later living sector.
Through Guild Living, this partnership aligns one of the UK’s most trusted companies with experts in architecture, development, operations and ageing wellness. A partnership that shares a vision to deliver groundbreaking later living communities and innovative wellbeing methods to enhance the physical, cognitive, and emotional health of those living in their third age.
Together, we will revolutionise the later living sector, and in doing so change the way people age for the better – now and into the future.
